If you live in Liverpool
Routine and general repairs must be reported using the form below. Specialist, urgent and emergency repairs should be reported to the most appropriate contractor listed on the Important Information noticeboard.The out of hours number is for emergencies only.
If you live in Preston (St Thomas Hall)
Please contact the Caretaker (during office hours) to report faults or use the form below.

Repairing your home
accommod8 is committed to ensuring that your accommodation is kept in the best possible condition. To do this both accommod8 and you have responsibilities. accommod8 tries to inspect properties on a regular basis so we can avoid the time and cost of constantly calling to carry out small repairs. We also want to identify any problems before they become too big to deal with.
We also arrange for your heating and any electrical appliances to be checked once a year in June. This is a legal requirement and we will arrange a convenient time for us to do this.
We are responsible for:
Repairs to the structure and outside of the building – the roof, walls, doors, window frames, gutters, floors and drainage.
Repairs and maintenance of fixtures and fittings – sinks, toilets, baths, electrical wiring, gas and water pipes, fitted heaters, radiators and water heaters.
You are responsible for:
- Anything that belongs to you
- Replacing light bulbs, bin sacks and vacuum bags
- Lost keys
- Re-glazing of broken glass windows (if it was broken in a crime we will repair if you get a crime number from the Police)
- Damage you, or anyone in your group or a visitor causes.
- Keeping your garden and yard neat and tidy
Getting things done
We want to make sure all repairs are done in a reasonable time but we know that some repairs are more urgent than others. To be fair to all our tenants we put our repairs into three categories.
Emergency Repairs
These need doing as quickly as possible because there is a risk to your health, safety or security. It could be a complete lack of service from an electricity or water supply; burst water pipes/tanks; severe roof leak; imminent danger of a part of the building collapsing; serious electrical faults or a need to secure the home.
We aim to carry out emergency repairs within twenty four hours.
Urgent Repairs
These need doing reasonably quickly because you are suffering inconvenience or if they are not carried out they may cause more damage to the structure, fixtures and service of your home. This may include the breakdown of your central heating system (this may be an emergency in winter); minor plumbing leak; leaking toilet, broken locks; broken sockets and switches; loss of hot water or defective drains.
We aim to carry out urgent repairs in five working days.
Routine Repairs
These are not as important and can wait for a little while as they don’t cause serious inconvenience. These include minor roof leaks; broken gutters and flashings; repairs needed to the floor, doors and windows; repairs to handrails or stairs; isolated plumbing leaks; leaking radiators or plaster defects.
We aim to carry out routine repairs within twenty working days.
Getting things right
We check as many repairs as possible to make sure they are carried out properly. Please tell us via email repairs@accommod8.biz if:
- The people who carried out the repair were not polite and considerate
- If they did not use the right materials
- If you had agreed an appointment which they failed to keep
- You are not satisfied with the repair
- A repair seems to be taking too long to complete
- The same problem happens again
