Letting & Property Management Service

accommod8 has been letting and managing properties for student landlords and developers for over 10 years. We are the only managing agent in Liverpool licensed and regulated by the Association of Residential Letting Agents dedicated to the student sector.

We can guarantee that your property will be actively and professionally managed by a highly experienced team that will optimise the rental return on your investment. We also offer a let only service for purpose built student accommodation with 50+ bedspaces.

  • Property Assessment & Rental Valuation
    General letting advice, property and rent assessment to maximise rental income
  • Marketing & Advertising
    Through our agency, website, letting boards, local media and University Accommodation Service
  • Viewings
    Carried out promptly and always accompanied by a member of staff
  • References
    Student status checked via educational establishment and/or employer as applicable.
  • Tenancy Agreements & Deposits
    Assured Shorthold Tenancies are prepared using legally approved documents (12 months). Security deposits are collected on behalf of landlords and registered with the Tenancy Deposit Scheme.
  • Services & Utilities
    Services and utility companies and the Local Authority are notified of new tenants where appropriate.
  • Inventories
    All contents and their condition are recorded and checked with tenants prior to occupation and on vacation.
  • Rent
    Collected in advance via Standing Order and paid quarterly to the landlord via BACS transfer.
  • Property Inspection
    Carried out periodically - summary reports with suggestions for upgrade and improvements are provided to the landlord.
  • Property Insurance
    Advice on suitable cover will be provided on request.
  • Council Tax
    All forms are submitted on the landlords behalf to secure student exemption where applicable.
  • Communication & Involvement
    The key to successful management relies on effective communication between agent, tenant and landlord. We undertake all communication an involvement with tenants on your behalf.
  • Repair & Maintenance
    We will ensure all repairs & maintenance are carried out promptly on your behalf.
  • Emergencies
    We will co-ordinate responses to emergency situations.
Property Management fees:

1-3 properties - 15% + VAT
4-10 properties - 12.5% + VAT
11+ properties or 30+ bedspaces in total - 11% + VAT
